			<content:encoded><![CDATA[<p>This heavenly cottage is just 300m from gorgeous sandy beach, exceptionally well equipped indoors with wi-fi, ipod connection to hi-fi, real fire (logs supplied foc), and all mod cons!  Outside too, the gardens are abundant in seating for wherever the sun is at any time of the day, as well as bbqs, patio heater, bikes and many other facilities.</p>
<p>Our Old Coastguard Cottage is one of a row of five 19th century Norfolk cottages in the pretty village of Mundesley.  The cottage is situated in the heart of the village, close to shops, cafes, pubs and the sandy beach.  </p>
<p>The cottage, which retains many of the original features (exposed beams, oak flooring, and cast iron fireplaces), sleeps up to five and a cot is available for a sixth (preferably a baby). There is a double bed in the main bedroom, two single beds in the second bedroom and a single bed in the third bedroom under the eaves.</p>
<p>Downstairs there is a comfortable sitting room with 2 leather sofas and large bean bag, a well equipped kitchen with dining table and bathroom with a large bath and shower. The cottage&#8217;s washer/dryer and dishwasher ensure you can enjoy your holiday with the minimum of chores.</p>
<p>For your tiny tots there is a cot, a highchair and a stairgate .</p>
<p>There is large family barbecue in the back garden and also a small one for cooking either more or less.  A large gas patio heater takes care of your continued &#8216;al fresco&#8217; enjoyment when the sun goes down.</p>
<p>For those who insist in staying in touch with the world, the cottage has a broadband internet connection while 4 bikes allow you to explore the local countryside. Entertainment is provided by a mini hi-fi system, TV and DVD player. </p>
<p>Parking is available either in the loke just in front of the cottages, or in Victoria road, also just in front of the cottages and parallel to the loke.</p>

			<content:encoded><![CDATA[<p>The somewhat &#8216;historic&#8217; back garden with dilapidated and fortunately defunct, old loos has gone and been replaced with pretty flowerbeds, paving and picnic area.  There is a new shed to house bikes, bbq and picnic stuff and gardening gear.   A brick-built bbq is large enough to feed a small army and the cooking rack for that and the small weber for twosomes is stored in the shed.  There is also a large gas patio heater with light so that once the kiddies are in bed, or if it&#8217;s just a cooler evening, you can still enjoy a nice glass or two of wine out there without freezing to death.  The gas bottle has a gauge on it so we will make sure that it doesn&#8217;t run out during your stay.</p>

			<content:encoded><![CDATA[<p>I&#8217;ve always wanted to have a quiet place to escape to, to be able to relax, but also to code projects. You know, the ones that you always get too distracted to do in London. </p>
<p>We&#8217;ve been adding features to the cottage recently, but we think it&#8217;s now pretty complete as a geek&#8217;s hideaway:</p>
<ul>
<li> <strong>2 Mb wi-fi Broadband</strong> You can sit in the garden listening to the sea whilst coding. It&#8217;s awesome.</li>
<li> <strong>Stereo system</strong> that you can plug an ipod into. minijack to phono provided.</li>
<li><strong>DVD player.</strong> Of course.</li>
<li> <strong>Barbecue, and a gas patio heater</strong> so you can stay outside if it gets a bit chilly</li>
<li> <strong>Mountain bikes available</strong> so you can go for a spin if you need a break</li>
</ul>
<p>But remember, if you <em>mean</em> to have a holiday, then <em> leave the computer at home!</em></p>

			<content:encoded><![CDATA[<p>Definitions</p>
<p>The Owner: 	The Owner is taken as being Mrs Joanna Holding</p>
<p>The Cottage: 	4, Old Coastguard Cottages, Mundesley, Norfolk, NR11 8JQ</p>
<p>The Hirer:	The Hirer is accepted as being the person(s) named on the Booking Confirmation documents and shall include any member of the Hirer’s party and any third party invited to the Cottage by the Hirer.</p>
<p>Agent:	Any person appointed by the Owner to carry out any function related to the hire of the Cottage.</p>
<p>Legal Jurisdiction</p>
<p>This Agreement (and any disputes, claims or proceedings of whatsoever nature arising) shall be governed by and shall be construed in accordance with the laws of England. The Hirer hereby consents to the exclusive jurisdiction of the English courts in all disputes.</p>
<p>Terms &#038; Conditions</p>
<p>1. Hire<br />
a. Weekly Hire: All weekly hire bookings start from 4.00pm Friday and the Cottage must be vacated by 10.00am on the Friday the period ends.<br />
b. Weekend Hire: All weekend hire bookings start from 4.00pm Friday and the Cottage must be vacated by 10.00am the following Monday.<br />
c. Midweek Hire: All midweek bookings start from 4.00pm Monday and the Cottage must be vacated by 10.00am the following Friday.<br />
2. Deposit/Payment: A deposit of 25% of the full rental is payable when booking, unless the booking is made within 6 weeks of the hire commencement date, when the full amount is payable. If the balance is not received by the owner by the due date, the deposit will be forfeited and the Cottage re-let.  A refundable cheque for £200 is required at the start of the holiday to cover for breakages, damage or extras such as shopping or meals.  This cheque, less any costs is refunded or returned on handover of the keys at the end of the holiday.<br />
3. Cancellation: Once a booking has been confirmed in writing and the deposit paid, the hirer is liable for the whole amount of the rent for the period booked. If written notice of cancellation is received, every effort will be made to re-let the Cottage for the period booked, and if a new let is arranged, then only the deposit will be forfeit. If the Cottage cannot be re-let, then both the deposit and the balance payable will be forfeit.<br />
4. Holiday Insurance: Once booked, the hirer is liable for the complete Cottage rental costs. As such, it is strongly recommended that the hirer take out suitable holiday insurance to cover costs incurred by unexpected holiday cancellation.<br />
5. Availability: The booking is made on the understanding that the Cottage will be placed at the hirer’s disposal on the dates agreed. Should this not be possible through fire, theft or circumstances beyond the owner’s control, the full amount paid by the hirer will be refunded. However, note that:<br />
a. No alternative accommodation can be provided;<br />
b. The hirer will not have any claim against the owner for compensation or expenses.<br />
6. Purpose of Hire: The Hirer shall be entitled to occupy the Cottage for holiday purposes only and this agreement shall not confer on the Hirer any security of tenure within the terms of the Housing Act 1988 pursuant to which the occupation shall be deemed to be by way of an excluded tenancy.<br />
7. Maximum Occupancy. The maximum occupancy is 5 adults. If this condition is not observed, the Owner reserves the right to refuse admittance or require that the Hirer vacate the property. In this eventuality, no refund of monies will be due.<br />
8. Amenities. The use of the Cottage includes Gas, Electricity, Water Heating, Central Heating, Bed Linen, Towels and use of TV, DVD and Hi-Fi. Note: Towels are supplied but are strictly for use within the Cottage and must not be removed. The Hirer must supply their own towels for beach or other uses.  4 new mountain bikes are available at the cottage.  These are suitable for adults and children of 12 and older.  A small charge of £10 per bike per week is made to cover maintenance repairs and accessories.<br />
9. Pets: Unfortunately, we do not accept pets at the Cottage.<br />
10. Smoking: The Cottage is strictly non-smoking. The Hirer may not smoke within the Cottage or allow any member of their party or other invited persons to smoke within the Cottage. Any breach of this rule will result in the termination of the Hirer’s booking and a request to vacate immediately. All monies paid will be forfeited. Smoking is permitted in the outside areas of the Cottage; however the Hirer must ensure that all evidence of smoking in the outside areas is removed prior to departure.<br />
11. Cleaning: All equipment, utensils etc must be left clean, and the Cottage must be left clean and tidy at the end of the hire period. Suitable cleaning materials will be found within the property for this purpose. The Owners reserve the right to charge for excess cleaning at the rate of £25.00 per hour. Note: It is the Hirer’s responsibility to ensure the safe storage of cleaning materials, particularly in the presence of children.<br />
12. Nuisance. The Hirer shall not cause a nuisance of any kind to the Cottage or to its neighbours.<br />
13. Right of Entry. The Owner and/or their Agent reserve the right to enter the property at any reasonable time, with or without notice, during the Hirer’s period of stay.<br />
14. Damages &#038; Breakages. An inventory of furniture, fittings and contents is displayed in the property. The hirer undertakes to keep the cottage and all the furniture, fittings and contents in the same state of repair and condition as at the commencement of the letting. All damage, breakages or equipment failure to the property or its contents must be reported to the Owner or Agent as soon as possible. The Owner or Agent will repair the damage as soon as practical, however there is no guarantee this will be within the period of hire.<br />
Damage or breakage caused by act or omission of the Hirer or persons attending the property at the Hirer’s invitation must be repaired or replaced by the Hirer at the Hirer’s expense within 7 days of the cost of repair or replacement being determined and notified to the Hirer. The cost of repair or replacement shall generally be determined within 14 days of notification. Any repair or replacement shall be to the original standard.<br />
Should the damage result in another booking being cancelled, the Hirer will be held liable for all consequential losses to the owner.<br />
All breakages are chargeable. The tariff for the breakage of common items, i.e. drinking glasses, plates, bowls, mugs, is £2.50 per item.<br />
15. Appliance Breakdown. In the event of a breakdown, the Owner will do everything possible to ensure swift repair/replacement of any appliance provided at the property. However, the Hirer must accept that it may be impossible to deal with every eventuality during the course of a booking period. Where a breakdown is determined to be a direct result of misuse, the Hirer will be required to cover the full cost of repair or replacement.<br />
16. Left Items. The Hirer will be notified of any of the Hirer’s possessions that have been left in the property after it has been vacated. Notice will be made in writing by post or email, generally within fourteen (14) days after the end of the booking period. The Hirer must meet the cost of returning any item and the Owners will also levy a charge of £5.00 to cover handling costs. If the Hirer does not wish for the item to be returned, the Owners will dispose of it as necessary but reserve the right to levy a charge for any items which are hazardous or difficult to dispose of. Please Note: any item to be returned will be suitably packed but the Owners accept no responsibility for loss or damage in transit.<br />
17. Security. The Hirer is responsible for the security of the Cottage for the duration of the booking period and also immediately after vacation, until such time as the Owners and/or their Agents re-enter the Cottage. The Hirer is expected to take all reasonable care of it. This includes ensuring that the Cottage is fully secured when leaving it. No windows should be left open and all locks must be secure.<br />
18. Complaints Procedure. If the Hirer is not entirely satisfied with the accommodation offered, they must contact the Owners or the Owners’ Agent immediately, and every effort will be made to resolve the problem. If the situation cannot be resolved to the satisfaction of both parties, the Owner will attend as soon as possible to inspect the property. The Owner will not consider claims for problems notified to them after the hire period has ended.<br />
19. Variation to descriptions. Every care has been taken to ensure the accuracy of details on the Owners’ literature, advertising, web sites, etc. However, changes to the details may be necessary from time to time and the Owners reserve the right to make any changes without notice. Where changes are fundamental to a booking, notification will be made in writing by post or email.</p>

			<content:encoded><![CDATA[<p>Mundesley is a small village set on the North Norfolk coast approximately seven miles from Cromer to the west and four miles from Bacton to the east.  Slightly off the main North Norfolk tourist trail, Mundesley is a quiet and unspoilt little jewel with a warm and friendly atmosphere.  There is a thriving village community with local shops comprising butcher, fresh fish stall, greengrocer, general store, pharmacy, florist and post office. Locally baked bread is delivered daily to The Mundesley Stores and the greengrocers offer a  telephone ordering and delivery service. A well-stocked Spar is located at the bottom end of the High Street. Usefully, this shop is open daily and most evenings till 11pm.  It also has an off-licence. There are also a couple of take-aways, including fish &#038; chips and burgers and there is a chinese take-away and a couple of tea-rooms.</p>
<p>Several pubs offer lunchtime and evening food.  The Royal Hotel in particular, has a wonderful old bar with excellent beer (mainly Adnams and Greene King) and has a restaurant as well.  The food menu is quite extensive and typical pub food which is well cooked and presented.</p>
<p>The Old Victoriana Bar is amazing with original Victorian domed glass ceiling and seating in parts is booth style.  This pub is on the sea front as is The Ship.  The Ship offers a good range of food throughout the week and this pub also has live music on some evenings during season. </p>
<p>From the cottage, the sea is 2 minutes across Gold Park and has a beautiful sandy beach.  The sea is safe for swimming (except when red flag flying) and is ideal for children who can play on the sand when not in the water.  There is also the usual array of small seaside shops and kiosks selling buckets and spades and icecreams, etc on the seafront, although they are less conspicuous in Mundesley than in most seaside towns. There&#8217;s a dinosaur-themed mini golf course is next to Gold Park.</p>
<p>And that&#8217;s about it.</p>

			<content:encoded><![CDATA[<p>Norwich is fifteen miles away and is a very beautiful and historic city. It is a thriving shopping centre and has many wonderful theatres, cinemas and restaurants as well as the historic Museum and Assembly Rooms. There is The Puppet Theatre, the very old Elm Hill with original Tudor buildings, the Noverre Cinema and Tombland to mention just a few. Norwich is an easy drive from Mundesley and it is also on the main railway link from North Walsham.</p>
<p>North Walsham (7 miles away) is a pretty town and has the the nearest large supermarket which is open till 8pm daily and usual Sunday opening times.</p>
<p>Cromer and Sheringham, along the coast to the west of the village, are lovely seaside towns. Bigger and busier than Mundesley, they are well worth a visit.  Cromer Pier has the last end-of-the-pier show in the country, and Cromer crabs are a famous local delicacy,and the boats, nets and pots can all be seen.  Sheringham too has a fleet of boats which can be seen from down on the promenade, and at the end of the promenade is the lifeboat house which is open to the public most days in season.  Pretty Corner on the hill above Sheringham is a stunning place to walk and picnic.  In Summer rhododendrons bloom everywhere and make a spectacular sight.  </p>
<p>Further inland, Aylsham is home (almost) to Blickling Hall.  This is where Anne Boleyn lived before Henry VIII had her executed.  It is a fine example of our national heritage and has wonderful gardens which are open to the public. Blickling Park in which it stands has some wonderful walks. One of them takes you through varied landscapes and quaint little villages to the best pub in north Norfolk, the Saracen�??s Head.</p>
<p>Wroxham, to the east, is on the Norfolk Broads and boasts its own special attractions.  Not least, Wroxham Barns; a sweet little enclave of cottage industries just a few miles from North Walsham, (follow the signs).  And then there are the Broads themselves.  Easily accessible from Mundesley,  the Broads offer many nature reserve walking trails as well as boating fun and wonderfully memorable days out.  </p>

			<content:encoded><![CDATA[<p>An idyllic Old Coastguard&#8217;s cottage in the quaint North Norfolk village of Mundesley.</p>
<p>Available now for mid-week breaks and long weekends.<br />

<p>The cottage is 300 yards from the beach, in lovely walking countryside, and has the Broads, Norwich, Sheringham and Cromer all nearby. The cottage is at the end of a <a href="http://dictionary.reference.com/search?q=loke">loke</a>, away from any roads, and so beautifully quiet.</p>
<p>The cottage is perfect for those for those who want to get away to relax, and also those who need a quiet place to work. We&#8217;ve made it tech-friendly, so have we great facilities like a dvd player and <strong>2Mb &#8216;wi-fi&#8217; broadband</strong>.  You can plug your iPod into the stereo.</p>
<p>It is 3 hours drive from London, or by train, 3 hours from Liverpool Street to North Walsham (and a 10 minute cab to Mundesley), or 2 hours from Cambridge, making it ideal for a weekend getaway.</p>
<p>The Old Coastguard Cottages are a small terrace of cottages which date back to the early 19th century.  Well-situated in the quiet village centre, the cottage is close to both the safe, award-winning sandy beach and Mundesley&#8217;s shops and amenities.</p>
<p>The cottage has recently been renovated but care has been taken to preserve many of its original features including the pamment tiles in the kitchen, wooden beamed ceilings and the original old front door.  </p>
<p>The three bedrooms can accomodate up to 4/5 five people in comfort (one double bedroom, one twin, and a single (under the eaves with a low ceiling).</p>
<p>The cottage has both front and back gardens which are enclosed.  The rear garden also has a small patio area which is ideal for eating outside and barbeques. A barbeque is available for use, and a outdoor heater.</p>
<p>The Old Coastguards cottage is strictly non-smoking, and no pets are allowed.</p>

<h3> Broadband</h3>
<p>For those who come for a quiet place to work, but need to be connected to the wider world, or just can&#8217;t bear to be away from their email, Wi-fi 2Mb broadband is provided. This website was built at the cottage! (If you don&#8217;t want to be tempted, leave that darned computer at home.)</p>
<h3>Entertainment</h3>
<p>In the living room, you can relax on the leather sofas to watch telly or a DVD (bring your own &#8211; we only provide the player) or listen to music on the mini hi-fi system (minidiscs, cds, or you can connect an ipod).</p>
<p>The main bedroom has also a TV, and an alarm clock radio.</p>
<p>If you&#8217;re feeling a bit more energetic, but don&#8217;t feel like the beach, then there are some bicycles available for hire (must be pre-arranged), so you can go for a spin round the local villages. The pub in nearby Trunch is good, we hear.</p>
<h3>Kitchen</h3>
<p>If you want to cook grand dinners, the kitchen is fully equipped with an electric cooker with grill, a toaster, microwave oven, coffee maker, fridge freezer, pots and pans, decent knives, and all the paraphenalia you need.</p>
<h3>Ablutions</h3>
<p>The spacious bathroom contains a large deep cast-iron bath (with integral shower), a toilet and a wash basin. A shaver point and a hairdryer are provided. The boiler provides unlimited hot water, so there&#8217;s no need to share! There is also a fully automatic washer / dryer for use during your stay.</p>
<h3>Babies and tots</h3>
<p>We can arrange for a cot and a high chair, and other bits and pieces to be available during your stay. Please ring for details.</p>
<h3>Other stuff</h3>
<p>The cottage is heated by gas central heating with radiators in every room.<br />
Duvets, fresh linen, and towels are provided.</p>
<h3>What if it&#8217;s a nice evening?</h3>
<p>There&#8217;s a barbecue available (stock up at the excellent butchers in the village), and there&#8217;s even a garden heater, just in case it gets cold later on.</p>
<h3>Games</h3>
<p>If, by some meteorological freak, the weather should not be fine, there is also a selection of jigsaw puzzles, and games. Monopoly is available for those who enjoy family rows.</p>
